About the Role

716 Property Management is a growing property management company serving residential properties throughout the Buffalo area. We are building a dependable maintenance team that can grow with our portfolio and help us deliver consistent, professional service to owners and residents.

We are looking for an experienced, reliable maintenance technician who is comfortable working independently and on a team across a variety of handyman maintenance and turnover projects.

This is a part-time, as-needed position with variable hours. Some weeks may provide up to 40 hours of work during move out turnovers, while other weeks may have only a few urgent handyman calls needing response in 12-24 hours. This role is best suited for someone who values flexibility and is comfortable with an evolving workload as the company grows, including nights and weekend availability to help the team.

Responsibilities

• Complete residential maintenance work orders and property repairs.

• Assist with apartment and home turnovers, including punch-list work and make-ready items.

• Perform painting, drywall repair, basic carpentry, fixture replacement, plumbing repairs, and general troubleshooting within your skill set.

• Inspect maintenance issues and clearly communicate recommended repairs.

• Provide accurate estimates of labor time and material needs before larger work begins.

• Keep management informed when scope, cost, or timing changes.

• Document completed work with clear notes, photos, receipts, and material information.

• Maintain clean, professional job sites and communicate respectfully with residents, owners, vendors, and the 716 team.

• Travel to assigned properties throughout Buffalo and surrounding areas using  your own transportation and tools.

What We’re Looking For

• Hands-on residential maintenance, handyman, construction, or property-turnover experience.

• Ability to work independently and complete jobs efficiently without constant supervision.

• Strong troubleshooting and problem-solving skills.

• Ability to estimate job time and material needs realistically.

• Dependable communication and follow-through.

• Reliable transportation to assigned properties.

• Comfortable using a smartphone or app for work orders, photos, scheduling, and job documentation.

• Professional and respectful when working in occupied homes.

Schedule and Compensation

Pay: $25-35 per hour depending on experience.

Schedule: Part-time and as needed. Work volume will vary based on maintenance demand, turnovers, and portfolio activity. An employee may receive a full week of work during a busy period and then have limited or no assignments for a period afterward. There is no guaranteed minimum number of weekly hours.

Growth Opportunity

716 Property Management is actively growing. We are looking for someone who wants to build a strong working relationship with the company and potentially take on more consistent responsibility as our maintenance volume grows. Increased hours are possible as the portfolio expands, but are not guaranteed.
